Common roof repairs
The jobs that come up most on houses across Greater Manchester and Warrington:
- Slipped, cracked or missing tiles and slates. Usually from wind, frost or failed fixings. See slate and tile repairs.
- Loose or missing ridge tiles. Old mortar cracks and falls out, and the ridge starts to move. Ridges can be rebedded, or converted to a dry fix system that does not rely on mortar.
- Valleys. Where two slopes meet, a lot of water runs off. Worn or blocked valleys are a common source of leaks.
- Flashings. The seal between the roof and a wall, chimney or roof window. Old or poorly fitted flashing lets water in. See lead work.
- Verges. The edge of the roof at a gable. Loose verge mortar or dry verge caps can let wind and rain in.
- Storm damage. After high winds, lifted tiles and loose ridges need sorting quickly before rain gets in.
How a repair is done
- Find the cause. Jon looks at the roof and, where possible, the loft, to find what is actually wrong, not just where the water shows.
- Quote. You are told what needs doing and what it costs before any work starts.
- Access. A ladder, roof ladder, tower or scaffold, depending on the job and the height.
- The repair. Damaged tiles, battens or felt are replaced, ridges or flashings are refixed, and matching materials are used where they can be found.
- Check and clear up. The area around the repair is checked, and debris is cleared from the roof and gutters.
When a repair is not enough
If the felt has failed across the roof, the battens are rotten, or tiles are slipping everywhere, repairs only buy time. In that case Jon will talk you through a new roof, and you can decide what to do.
